Opis

The office space is located on the first and second floor of a commercial-residential building, which was built in 2007. It includes a sales area, a storage area, a sanitary area and its own machine room. The total net floor area is 1,772 m2. The office space is connected to the parking spaces in the garage part of the building on the second floor (entrance from the back of the building) by a staircase and an elevator. The heating is arranged with its own gas boiler. The premises are completed.

The property is located in an accessible location near the shopping centers Merkur, Spar and others.

Business premises are defined according to their intended use under no. 12301 – Commercial buildings (shopping centers, shopping centers, department stores, independent stores and boutiques, indoor markets, pharmacies, eyeglass stores, sales galleries).

The price does not include the corresponding tax.

A seller will increase its final net price, which has been set for a property taxed by a real estate transfer tax and acquired by the seller under the VAT system,  by an adjustment for the deduction of the input VAT which will arise when making the sale outside the VAT system to those buyers who are not entitled to deduct the full amount of the input VAT in accordance with Article 45 of the Value Added Tax (ZDDV-1).
