Opis

A large residential and business house built in 1999 stands on land plot no. 568/4 k.o. 676 - Pekre. Building ID  sign no 676-1378. According to GURS data, the building area is 720 m2 of net floor surface and 590 m2 of usage surface. The house has a partly furnished apartment on the first floor, a warehouse and a workshop on the ground floor. In the basement there is a partially arranged business space and a common boiler room for the entire building. Heating and water are arranged together (natural gas), electricity is separate for business and apartment.

On the same plot there is an older building (according to the GURS, the year of construction is 1950), ID sign no 676-989, which is planned for demolition. According to GURS data, the net floor surface of this building is 60 m2.

The residential and business house has obtained a building permit, but the constructed building has larger dimensions than the one obtained from the building permit. Resolving the issue of potentially non-compliant construction of the building is entirely the responsibility of the buyer / future owner of the property at his own expense, without any claims against the BAMC.

Land plot 568/4 k.o. 676 - Pekre, on which the said buildings stands, is owned by the BAMC (1/1), but is encumbered with a mortgage by EOS KSI doo. The seller (BAMC) and the mortgagee (EOS KSI) have already concluded an agreement on the basis of which will EOS KSI issue an cancellation permit for the registered mortgage at no additional charge by the buyer.

In addition to the land plot on which the house stands, the subject of sale is another 521 m2 adjacent building land, parcel number 568/27 k.o. 676 - Pekre, which is free of burdens.

The property is sold as a whole of both plots (568/4 and 568/27) together. The advertised price is composed in such a way that approximately 77% of the advertised price represents the value of the plot 676-568 / 4 on which the building stands, where 2% VAT will be charged. Approximately 23% of the advertised price is undeveloped building land or. plot 676-568 / 27, where 22% VAT will be charged.

The property is located on the edge of the green area, at the foot of Mariborsko Pohorje. 10 minutes walk to the foot of the ski slope and cable cabine. The residential neighborhood in which it is located is nicely arranged. The nearest shopping center is 1 km away, and the center of Maribor with all public institutions is less than 10 km away.

The property is sold "as is" clause. The price does not include the corresponding tax.

A seller will increase its final net price, which has been set for a property taxed by a real estate transfer tax and acquired by the seller under the VAT system,  by an adjustment for the deduction of the input VAT which will arise when making the sale outside the VAT system to those buyers who are not entitled to deduct the full amount of the input VAT in accordance with Article 45 of the Value Added Tax (ZDDV-1).
